The Fire Code clearly states that the Owner is responsible for complying with the requirements of the Code.

If you own the property and planning renovations, additions, equipment relocation, etc. you must ensure that building is in compliance with current Fire Code.  Penalties for non-compliance are up to $50,000 for individuals and up to $100,000 for corporations.

In many cases, Fire Sprinkler System has to be adjusted to suit new layout or occupancy. 

To avoid delays, possible penalties from Fire Department, contact Bruce Fie Protection for evaluation of your building. We will give you recommendations on possible Fire Sprinkler System upgrade, will produce drawings and hydraulic calculations and submit them to Fire Department for approval. We will issue a quote for sprinkler system upgrade and will install it at your convenient time and schedule.

In many cases it is enough to issue an Engineering Report signed by our Professional Engineer for Fire Department to close the issue!

Here are some typical examples on required Sprinkler System Upgrade:

· Office building: install suspended ceiling — sprinkler heads to be relocated to lower ceiling level.

· Office building: new walls added—sprinkler head locations to be adjusted.

· Warehouse: installing rack storage—existing sprinkler system to be evaluated to ensure adequate water supply for new storage, possible add in-rack sprinklers.

· Warehouse: changing the commodities stored—same as before—system to be evaluated.

· Commercial: Retail store has new owners and they plan to change the goods sold—Sprinkler system must be evaluated.

· Manufacturing: Installing new Mezzanine—sprinklers to be added under mezzanine.

· Manufacturing: Spray Booths, Clean Rooms, etc.—must be sprinklered.

Those are just few typical examples of required sprinkler upgrade. The are many more special cases which have to be addressed on case by case basis. We have excessive experience in upgrades like that and do it in cost effective manner to keep both Client and Fire Department happy.
